Going in scattered — shooting from the hip on gut feel — is a sure-fire way to overpay, stall out, or end up with a property that looks right but never performs. My job is to keep you on the fairway: the disciplined, evidence-led line that gets you to your goal sooner.

The instinct is to start with a property and skip the strategy. I work the other way — every engagement follows the same disciplined path, where the property is always the output of the work, never the starting point.

I source and shortlist properties that fit the brief, then run them hard through due diligence so nothing makes the cut on hope alone.

I manage the whole process to the finish line, keeping brokers, solicitors and the agent moving so settlement is smooth and on time.

Buying well takes a team — brokers, accountants, solicitors, property managers. Someone has to hold it all together. That is me, from first call to settlement. Never passed to a junior, never left chasing emails. One person, accountable for the result.

High-level sport left me with two things: composure under pressure, and the drive to keep finding a way through long after most would have settled. That same edge goes into every negotiation.

I keep my client list short by design. It is the only way to give each decision the attention it deserves.
